How it works with Friday Homes Construction

How Does It Work?

Friday Homes Construction is eager to partner with you on your proposed development project and would love to help you maximise your investment. When staging developments, we aim to increase market values as the demand for new housing escalates within the industry. By choosing Friday Homes as your exclusive subdivision contractor, we're confident you'll have the winning formula.

Once a contract is signed, Friday Homes will proceed with full working drawings and submit the necessary council applications for building consent purposes. With a dedicated team of licensed builders and trades tasked with subdividing your Wellington property, we can facilitate multiple builds delivered in an agreed timeframe.

Our Services to You

Friday Homes will work behind the scenes on all available sections, obtaining building consents when required. We also deal with clients’ requests and needs and allow small variation lists for the clients to consider upon purchase. We invoice all additional costs directly to our clients, keeping extra fees separate from the sale and purchase agreement to further simplify the process for you.

Once we are ready for the building phase, our project management team will take you through the subdivision process. At this point, they will be your go-to contact for the build’s duration. Your new-build consultant will regularly update you about your build’s progress, which you can also track on our website.

Why Subdivide Your Wellington Land?

There are many reasons why our clients choose to subdivide their sections. Some financial, some convenience. Whatever the reason, subdividing land poses many advantages to NZ property owners, including:

  • Subdividing your NZ property can help attract more buyers, especially those seeking smaller homes or people looking to break into the property market.

  • Divided sections are often worth more than undivided ones, helping land owners increase their profits faster.

  • Property owners can identify different uses for their land, dividing it into smaller sections based on what is profitable at the time, whether that’s for housing or business purposes.

  • Owning several smaller properties means you can rent them out to different people and earn money from each one. Additionally, if one tenant leaves, you'll still have income from other tenants, making your earnings more stable.

  • Selling parts of a subdivided property can give you quick cash to use for other investments or expenses. Further, regular rental income from multiple tenants helps ensure you have steady money coming in each month.
