STEP ONE
FREE Land & Build Feasibility Report.
Every successful build or subdivision starts with clarity, and our complimentary Feasibility Report helps you find out your sections true potential before you commit. Our team carefully assesses your land’s zoning, access, size, and site service connections to give you a clear understanding of your property’s subdivision and development potential and what’s realistically achievable.
Whether you’re planning to subdivide, develop, or design and build a home for yourself or your family, we outline the best opportunities and any key considerations to help you move forward with confidence.
What’s Included in a Feasibility Report?

We assess the practical aspects of your site - including liquefaction, flooding, servicing, and the usable area available for building. From there, we map out potential dwelling placement to maximise space and design potential.

Our team reviews all council-related requirements such as rates, zoning, titles, and any associated consent notices or building restriction lines. We also take into account District Plan rules and subdivision covenants to ensure your project aligns with local regulations.

To help you make informed decisions, we provide professional advice on potential market returns and construction considerations. This includes assessments of foundations, retaining, earthworks, and structural engineering.
STEP TWO
Planning and Refining Your Home Design.
With your feasibility report complete, this is where the fun begins. You’ll meet with your dedicated New Build Consultant and our in-house architects to explore what’s possible and refine your vision! Whether that means selecting one of our proven home plans or creating a uniquely custom home, designed around your lifestyle, section, and dreams.
As your design takes shape, we’ll guide you through every specification and selection, helping you choose the right materials, fixtures, and finishes - from exterior claddings and roofing profiles to kitchen benchtops and bathroom fittings. Ensuring every detail enhances the quality and functionality of your new home, once your design and specifications are confirmed, our team prepares all the necessary documentation for council approvals and resource consent, streamlining the process getting ready for construction to begin.
STEP THREE & FOUR
Consents, Contracts & Your Next Steps.
This is where everything starts to feel real. After all the design work and preparation, we’ve reached the stage that turns ideas into action. With resource and building consents progressing and contracts ready to sign, it’s time to celebrate this key milestone - the moment your new home journey truly begins.

This is where our expertise really pays off. Navigating the council process can be complex, but with years of experience under our belt, our team handles it all for you! We know what’s required, how to fast-track approvals, and how to keep your project moving without unnecessary delays.
For you, that means no paperwork headaches, no second-guessing, and no stress - just confidence that everything’s being taken care of by experts who do this every day.

Signing your build contract is the final step before we break ground. From here, you can sit back knowing your price, timeline, and design are all locked in, and your new home journey is about to get real.
From this point forward, your dedicated Project Manager will keep you updated throughout the journey, sharing build updates throughout each key stage of the build.
STEP FIVE
Under Construction.
With your plans approved and consents issued, construction gets underway — starting with civil works and earthworks to prepare your site, followed by drainage and foundations that create a strong base for your home. Once the concrete has set, framing goes up, trusses and roofing follow, and windows and exterior cladding make the home fully weathertight.
Inside, insulation, linings, plastering, and painting are completed before kitchens, bathrooms, and flooring are installed. Outside, the finishing touches (cladding, paths, driveways, and landscaping) bring everything together. Whether it’s a standalone home, townhouse, or multi-unit development, each project follows a similar path, transforming your plans into a real, tangible home ready for final checks and handover.

STEP EIGHT
Handover and Beyond.
The final step in your journey! After months of planning, building, and decision-making, it all leads to this moment. With every detail checked, we’ll walk you through your new home to ensure you’re completely happy, before handing over the keys to your brand-new space.
For us, this isn’t just the end of a project - it’s the start of your life in a Friday Home. We take pride in the journey we’ve shared with you, and we’ll still be here long after move-in.
